How a listing earns its place

Signed contracts first
Rent contracts for the community are pulled per bedroom count and grouped by building. A tower needs a minimum number of contracts before it counts.

Building-level rate
The median annual AED/sqft is taken per tower — contract rent divided by contract size, never a monthly figure passed off as annual.

Hard exclusions
Price anomalies and fractional units are dropped, then an AI screen reads every remaining listing and removes off-plan and hotel-operated stock the provider flags as ready.

Net, not gross
Estimated rent minus modelled service charge over price gives net yield; sale-price appreciation is added for total return.
